We accept the following payment methods: Bankers Check, Personal Check, Western Union, MoneyGram, Mpesa and Airtel money. You can also do a wire transfer or deposit cash to any of our bank accounts and present the transaction slip as evidence of payment.
NO. Once you pay for your property in full, you will receive your title deed without paying any extra charges.
NO. We never charge any fees and we apply 100% of your down payment to the purchase price.
NO. We do not have a pre-payment penalty or balloon payment and we never will, because we believe they are too confusing and tricky. We do all we can to keep the buying process very simple and straightforward and we don’t have any fine print. If you have any questions, please feel free to give us a call anytime.
ZERO. Our goal is to offer land for sale at prices that are affordable to all and one of the ways we accomplish this is by not charging you any closing costs (transfer tax, registration fees, commissions, document preparation costs, lawyers’ fees etc.). We apply 100% of your down payment toward the purchase price.
Our interest rate is a fixed rate of only 12.9% for all of our properties and we will gladly match any lower competitors’ rates. However, other companies typically charge much higher interest rates as high as 35% and include extra hidden service charges and fees.
Once we receive your down payment we will mark your property as “Sold” and require you to sign a land sale agreement. This agreement includes all your required information and your payment schedule for the property. Once this is done the property is all yours to utilize as you wish. After you complete your final payment, we transfer, register the property in your name FREE OF CHARGE and provide you with your Title Deed after 2-3 weeks.
Most of our properties require only a small down payment to get started investing in land. The amount varies from property to property. Kindly contact our office with the property details to get the down payment amount.
By paying the down payment you are automatically approved for owner financing through us. We do not do a credit check, verify income, or check references. In fact, the only information we need is your name, ID number, PIN Number, address, and phone number; it’s really that simple.
Yes. We don’t do a credit check or look at your credit history at all.
Owner financing is the easiest way to buy property; it’s extremely simple. Owner financing is when the owner of a property extends credit to the buyer by accepting monthly payments and holding the deed as collateral until the property is paid for in full.
Yes. Denko Properties offers owner financing on every property we sell.
Denko Properties is not a real estate brokerage and we do not use real estate agents for any of our transactions. If a buyer wishes to use a real estate agent as a buyer’s agent, the buyer is responsible for all real estate agent / agency fees.
Please contact us via telephone or email with any queries you may have regarding any of our properties. Alternatively, you can visit our office and speak directly to our team of property consultants for assistance. We can often help with additional information or provide suggestions for further research, such as county Govt officials, etc. We can usually offer suggestions to help you find what you’re looking for.
Most of the properties we sell, particularly lots in subdivisions, are zoned residential. The respective county governments will have the latest zoning regulations available for each property. Note that rural properties most likely don’t have any zoning regulations in place.
All of the properties that we sell have been surveyed at one point in time and the physical beacons on site are clearly marked.
Absolutely. We routinely interact with potential and successful land buyers from around the world.
We strongly feel that you should personally visit the property or have someone visit on your behalf prior to your purchase. This helps determine whether the property is suitable for you. That said, we do sell land parcels to parties in other countries and to parties who decline a site visit. Even if you don’t visit the property you should otherwise complete all reasonable due diligence before your purchase.
YES. We do have the staff to provide personal tours of each property. However we normally require our clients to call our office and make all the necessary arrangements prior to the site visit.
YES. Although it’s not mandatory to conduct a site visit, we do encourage all our clients to visit the property they intend to buy from us and perform all necessary due diligence on site before making any payments with regards to the property. This way you can make sure the property suits your needs before securing it. This is an important step in the purchase transaction but not compulsory for our clients.
If you pay in full for the property, you will usually get your Title deed in 2-3 weeks once the transfer process is complete and it is registered in the Government lands office. However, if you are financing your property with us, your Title deed will be used as collateral until the balance of the loan is paid off. Once the loan is paid in full, your Title deed will be delivered in about 2-3 weeks once the transfer and registration of the property is complete.
Due diligence is the reasonable research you, as a thoughtful buyer, complete prior to purchasing a property. It’s simply the investigation and review of a property to determine any legal liabilities.
We anticipate that you will thoroughly research the property you intend to buy. This research includes an official property search at the government lands office, questions to the survey office about where the property is located, questions to us, and/or visiting the land.
We want you to feel comfortable about your knowledge of the property before buying. Ideally, you should have all questions answered to your satisfaction before purchasing your property.
- Pick your property from those available on our sales lists.
- Conduct a site visit with the help of our office.
- Complete your due diligence on the property (e.g. property search at the lands office)
- You pay:
i. Discounted price (per the listing) if paying in full.
ii. The down payment you’ve selected if we’re financing your property
- Sign the Property Sale Agreement/Contract.
- We do the transfer and registration once the property is paid for in full
- Receive your Title Deed for your property.

No we do not lease land, we only have land for sale.

Since we own 100% of all of the properties we sell, and do not sell the property of others, we are NOT realtors or real estate brokers/agents. No member of our team is a real estate agent, broker or commercial broker and none of us want to be. And because we sell our property directly to the public, there are no commissions, points, or fees; allowing us to sell our properties for a lower price.
